Every opener sold since 1993 has to reverse a closing door in two independent ways, and both are worth testing a couple of times a year. The first is the photo eyes: with the door closing, wave something through the beam near the floor and it must stop and go back up. The second is contact reversal: lay a flat piece of timber on the floor under the door and close it, and the moment the door touches the wood it must reverse. A door that presses down on the timber instead of reversing has a force setting that is wrong, and it is the setting that matters most in a house with children or pets. Balance, hardware, and the lubricant that is not WD-40

A door cycles thousands of times a year, and the vibration works fasteners loose — hinges, track brackets, the opener's rail mounts. We go through them, check the rollers for flat spots and seized bearings, and test the balance by hand with the opener disconnected. On lubrication, one thing worth saying because it is the single most common well-meant mistake we see: WD-40 is a solvent and a water displacer, not a grease. Sprayed into rollers and hinges it strips out the lubricant that was there and leaves them drier than before. A proper garage-door lubricant on the rollers, hinges, bearings and spring coils is the right answer, and it is a few dollars at any hardware store.
