A torn bottom seal or a visible gap around a closed garage door can let drafts, leaves and wind-driven rain into the garage. The right repair depends on where the gap is and whether the door closes evenly. A thicker strip of rubber is not a cure for a crooked door or water flowing toward the opening.
Find where the gap starts
With the door closed and stationary, look from inside for daylight at the bottom and sides without putting fingers beneath it. A split or hardened seal points toward replacement. A wedge-shaped gap, with the door lower on one side, needs an assessment of the door before choosing weather stripping.
If the door is visibly skewed or has a loose cable, stop operating it and request a cable and door assessment. Do not adjust spring hardware or cable brackets to make the bottom edge line up.
Bottom seals, side stops and thresholds do different jobs
The bottom seal attaches to the door, often through a retaining channel. Side and top stops close the perimeter gap. A floor-mounted threshold creates a separate contact surface beneath the door. The existing retainer, floor shape and clearance determine which approach fits.
Ask for the worn component to be identified before parts are ordered. A seal with the wrong profile can fit poorly or interfere with closing. Once work is complete, the door still needs to close and reverse correctly; weatherproofing should not depend on increasing opener force to crush an oversized seal.
What if water still enters a New York garage?
Describe whether water arrives during wind-driven rain, follows the driveway into the opening or appears through a wall. For a below-street garage, explain the driveway slope and whether a drain is present. Those observations help keep a weather-seal quote separate from a drainage problem.
A threshold can also affect how water leaves the garage. Discuss that tradeoff before installation, especially where the space is washed down or water already collects inside. No perimeter strip makes a garage floodproof.
